FORE Partnership Announces ‘Cadworks’: 94,000 SQ. FT. Speculative Office Development In Glasgow City Centre

‘Grade A’ West Campbell / Cadogan Street building setting new benchmark for
innovative and dynamic workspace, best sustainability credentials and the first cyclein
access ramp in Scotland

FORE Partnership, the transformational family real estate investment platform, has
announced that on-site work will commence in March for the first speculative office building in
Glasgow since 2015. FORE’s 94,000 sq.ft. ‘Grade A’ development, Cadworks, in Glasgow
City Centre, will be Glasgow’s most sustainable building when completed in 2020.

The sole speculative ‘Grade A’ building in the Glasgow pipeline, Cadworks will offer the very
highest level of sustainability, with expansive 10,000 sq. ft. floorplates; virtually column-free
office accommodation; animated ground/first floors; best-in-class changing facilities and a
wide range of occupier services.

The building replaces traditional underground car parking with high spec cycle, fitness and
shower facilities, accessed by the City’s first cycle-in ramp. Cadworks will link with the City’s
new cycle South City Way and have the highest cycling racks ratio in Glasgow with 108 cycle
racks.

In addition to the focus on carbon reduction, Cadworks is zeroing in on community values and
social awareness. Initiatives will notably include partnerships with Glasgow Universities and
empowering social enterprises throughout the construction phase to foster local employment.
Cadworks aims to achieve the top ‘Well’ certification and highest connectivity standards,
targeting WiredScored ‘Platinum’ accreditation. Occupiers will benefit from superb public
transport links, being in the heart of Glasgow City Centre.

Due for completion in mid 2020, Cadworks will deliver desperately-needed high-quality space
in a City where the development pipeline has significantly dwindled and where FORE’s
building is likely to be the only available ‘Grade A’ space. Current ‘Grade A’ vacancy in the
city is below 2%.

FORE has signed agreements with Central Demolition to start demolition in March 2018 and
will be going to market with for the construction works shortly. Financing has recently been
completed with Greenoak Real Estate Advisors LLP and Amber Green SPRUCE 2 LLP, the
Scottish Partnership for Regeneration in Urban Centres, making the project fully financed.
The development is being jointly marketed by GVA, Ryden and Savills.
