FORE launches refurbished Greek Street office building in Leeds

FORE Partnership, the pan-European real estate investment club for family offices and private investors, will next week launch Yorkshire House and Hub, a landmark office building in the centre of Leeds.

Yorkshire House and Hub is a 90,000 sq ft office complex on Greek Street, which is undergoing significant regeneration. FORE acquired the building in September 2014 and recently completed a comprehensive refurbishment, creating two types of space in the building, Yorkshire House and Yorkshire Hub, appealing to traditional firms as well as those in more creative industries. The letting campaign is being led by Knight Frank and Cushman & Wakefield.

The building is officially being launched in the market at an event on 14 December at the property. With floorplates of up to 10,500 sq ft, Yorkshire House caters for larger businesses and Yorkshire Hub, with 2,700 sq ft floors, is geared towards smaller businesses and start-ups. The location is a vibrant environment, just a short walk from the main train station and in the heart of Leeds near to new restaurants, bars and cafes. There is 11,500 sq feet to let in Yorkshire House and the Hub currently has around 18,000 sq ft of space available.

On the ground floor of Yorkshire House and Hub FORE previously leased a vacant unit to The Alchemist, which has contributed significantly to the revitalisation of Greek Street.

For the refurbishment FORE implemented its Responsible Real Estate agenda, which focuses not only on the traditional “green” features designed to reduce carbon, but also more broadly on trends around how space is used, the built environment, community, urbanisation and a holistic view on the responsibility landlords have and the role real estate plays in people’s daily lives.

FORE used green construction practices, including solar panels and LED lighting to achieve BREEAM’s ‘Excellent’ sustainability rating.

Basil Demeroutis, Managing Partner of FORE Partnership, said: “We are delighted to have completed Yorkshire House and Hub, which is one of the most sustainable, green office buildings in Leeds.”. It is proving to be a very successful development for us and endorsing our ‘responsible real estate’ philosophy, which focuses on low carbon strategies, social impact, placemaking and design, a strategy that we believe enhances rental income and improves returns.

“Our development is a significant part of the regeneration of Greek Street and provides trendy flexible and creative office space for small and medium-sized businesses that want a central location”.
