We achieved a significant planning gain, extending the existing net lettable area by more than 60%. Our designs create a beacon of sustainability with a strong sense of place-making through improved office and retail offer and community engagement. 65% let before completion at £100+ pdf rents, the building has been incredibly well received by the market.
The multi-award winning TBC.London is one of the most sustainable, socially impactful offices anywhere. All electric and Net Zero carbon, energy use is nearly 80% below planning requirements. As a retrofit, we re-using much of the existing building. And our embodied carbon footprint sits at around 300 kg/m2, well below the ambitious LETI guidelines. Operational carbon is 31.5 kWh/m2 (base build GIA), almost at the 2050 Paris Proof target of 30.
Targeting NABERS 5*, BREEAM “Outstanding”, EPC A, WELL “Platinum”, Wired Score “Platinum”, TBC.London will be in the top handful of buildings in Europe.
With a focus on the “Urban System”, TBC is driven by the urgent need to address deeply entrenched social issues in its community. TBC is forecast to generate c. £145 m in social value over 20 years of building’s construction and occupation. Our 3,400 sq ft Urban Village Hall will be a gathering place of for social enterprises and the local community to use free of charge.
